Altadena

Altadena is a city in California located directly North of Pasadena.  The name Altadena is derived from the Spanish word alta meaning “upper” and dena which is short for the word Pasadena.  Altadena is approximately 14 miles from the Downtown Los Angeles Civic Center.  About 42,000 inhabitants live in this community.


History

In 1880, Frederick Woodbury and his brother John of Iowa, purchased 937 acres of land in California that later developed into the city of Altadena.  They contacted a man named Byron O. Clark and asked if they could use the name Altadena for their plot of land known as the Woodbury Subdivision.  Byron agreed, and the new Altadena community immediately started to boom!  Wealthy millionaires from the East like Andrew McNally and G. G. Green built mansions along a street known as Mariposa near Santa Rosa.  The Millionaire’s Row, another name for the wealthy street of mansions, got Altadena underway to its success. Over many years Pasadena wanted to annex Altadena, but by 1956 community campaigns stopped all of Pasadena’s attempts.  If the annexation had succeeded, Pasadena would be the 108th largest city in the United States.

Echo Mountain via the Sam Merrill Trail – See Reviews! – A beautiful hike for the outdoor types!  It is a tiring hike, but it seems to be all worth it when you get to the top, and see a breathtaking panoramic view of L.A.  The hike is an approximate 5.8 mile hike  of winding switchbacks.  You are bound to see dogs, horses, bikers, and of course other hikers along the trail.  Some tips:  hike in the morning before the heat caves in and to avoid crowds, sunblock, lots of water, food for a picnic, comfortable shoes, and a camera for the the amazing views!
Super King Market See Reviews! – “Clean, fresh, super good prices” What more can you ask for?  From what I hear this supermarket is a favorable place with extremely affordable prices and daily fresh produce.

Year over Year Analysis:

From January through November of 2013 there were 440 Single Family Homes sold. Compared to January to November 2014 there were 86 less Single Family Homes sold this year, which came in at 354. However, the average price per square foot and average median house price were both higher than 2013's numbers.

From Jan. to Nov. of 2013, the average price per square ft. of a SFR was $367. In 2014 there was about a 7% increase, coming in at $392 per square ft. That is a $25 difference per square foot within the last year.

For median home prices from Jan.- Nov 2013 the average was $566,000. In 2014 there was again a 5% increase coming in at $595,000 median home price.

This was a tough month for Altadena home buyers.  Multiple offers, multiple offers, multiple offers on everything!  Thankfully, I was able to position a couple of my Altadena home buyers and secure homes for them.  Inventory is still very low given the demand and price per square foot is moving steadily up with October ending at $395 per square foot - take a look at the growth below.

Condominiums and Townhouses:
Not too many condos are available for sale in Altadena mainly because there are very few condo complexes.  The ones that are available are selling in the $200K to $300K range.
