This Chapman Woods adjacent Traditional home was in the family for over 30 years.  When the home owners decided to move closer to their kids and grandkids, they called us to help them get this home sold.

The house had lots of wallpaper, built-ins in the office and overall needed a bit of updating.  After a home selling consultation including marketing and promotion, we scheduled a 1.5 hour meeting to discuss suggested low-cost improvements that would generate the largest impact and help the home sellers sell high and quickly.  Our team of experts included a home stager, a contractor, painters, termite company, title officer and an escrow officer.

Cash Output/Time:  The project cost about $26,000 including rented furniture and took about a month and a half to complete.

Home Staging Daisy Kitchen

This Daisy home is located in the South East neighborhood of Pasadena.  The home owners have lived there for over 20 years, but were looking to move to a quieter, more peaceful location.  Homes in the neighborhood, which is a mix of commercial and residential, take anywhere between 2 to 3 months to sell.

The home itself needed to be painted inside and out and even though it was situated on a large lot, had no landscaping at all, just a dirt yard.  It also had a lot of different kinds of wood throughout – on the floors, ceilings and walls.

To complicate matters, the sellers were going out of the country for three months and needed help managing the project from start to finish.  Arrangements were made to pre-sign and notarize critical home sale paperwork that allowed us to close escrow on the home while they were in Italy.  All the other non-notarization require paperwork was signed via electronic signing system.

Our team of experts included a home stager, contractor, gardener, termite company, painter, escrow and title officers.

Cash Output/Time:  The project cost about $21,500 including rented furniture and took about a month to complete.

This condominium was located in a large complex in South West Pasadena.  The complex was undergoing major renovation throughout and had very high special assessments assigned to each unit.  The home owners were moving out of the area due to a job relocation.

The condo itself, even though very spacious, has not been updated, had “cottage cheese” (acoustic) ceilings and still had the 1970s look and feel.  It needed to be freshened up and updated.

Our team of experts included a home stager, painter, contractor, plumber, flooring expert, termite inspector, title and escrow officers.
