330 Cordova – Cordova Park Villas
This 2 bedroom and den condominium was set in the back of a very large complex in the heart of Pasadena. It offered buyers a single family alternative with its spacious floor plan, several balconies, one level living and easy access.
Our sellers purchased this condo after getting married and have done almost nothing to the property while living there. Our goal was modernize and update this property, bring in more light and make it move-in ready.
First course of action was to remove all acoustic ceiling and change out the flooring in the living area. Paint went a long way in this property and freshened up/brightened the entire unit. See all the final photos at our 330 Cordova page.
Bedroom before and after
Changes to improve the space:
- Removed wall paper and repainted the room.
- Removed wall sconces and used night table lights.
- Replaced bedroom furniture to showcase the space and bring attention to the fireplace and wood window blinds.
Office before and after
One of the issues with this unit was the multiple flooring materials used throughout which made the property look smaller. Kitchen, living room, office, hallway and bedrooms, all had various types of flooring.
Changes to improve the space:
- Replaced flooring at entry, office, living room and kitchen to espresso laminate to offer clean lines making the space look larger.
- Removed a few furniture pieces, decluttered and brought in a comfortable armchair to make space inviting.
- New paint and removed “cottage cheese” ceiling.
Bathroom before and after
A capsule in time, this 70s bathroom was just screaming to be updated. Changes to improve the space:
- Removed wall paper and repainted.
- Removed the large mirror and replaced with two framed mirrors.
- Replaced the wall length vanity by a stand alone, his and her vanity which left space for a chair to give the bathroom that spa-like feel.
We couldn’t be any happier with our home sellers response. Here’s what Khanhvy and Rick had to say:
“Irina Netchaev and her team at Pasadena Views were our saviors when we sold our condo last year. We moved out of town and renovated afterward, so we were not local for much of the process. She regularly checked in, responded quickly to emailed questions and calls, and made it easy for us to sign everything electronically (no trip to the escrow office for us). Communication is her specialty, and her team is very tech savvy. Also, she helped coordinate with the contractor she recommended, George Harrison, an excellent and honest professional who cares a lot about doing good work for his clients and particularly for Irina’s. She encouraged us to get other bids for the work, and we did, but we used George for the bulk of the renovation and were very pleased. She also recommends an experienced stager that she has worked with for years who did a nice job, though she’s on the pricier side from what I saw. Irina also never stops working for you. If there’s an offer out there, she’s going to find it – she kept following leads and showing the condo all the way up to the moment I finally accepted one. Lastly, Irina paid utmost attention and care to the condo as we got close to the time for the open house. If she hadn’t been stopping by daily, we wouldn’t have found out so quickly about a leak from our upstairs neighbor’s condo that sprung at the very last second. She saved us from disaster! I would recommend Irina to anybody, whether you’re buying or selling, whether it’s a condo or a house; she gives so much added value. I showed all that she did to another realtor I didn’t use and he said: “Yup, I would’ve used her too.” – Rick & Khanhvy via Yelp
