Happy Home Sellers in Pasadena

Pasadena real estate numbers are out for the month of August.  I’ve put together a visual graphic for my clients to provide a quick overview of the real estate market conditions:

Here are some of my observations:

1.  This summer has truly been an incredible recovery for many property owners that have taken the plunge and put their home on the market in Pasadena.

2.  Multiple offers continued through the summer and are still seen on a daily basis.

3.  Inventory is still very low.  Banks are holding on to their “shadow inventory” and not releasing many foreclosures.

4.  Home buyers have increased their purchase power with the historically low interest rates and many are able to lock in these interest rates long term – 10, 15 and 30 years.

5.  Many Pasadena home sellers are beautifully presenting their property by having it professionally staged and many are providing inspection reports to potential buyers.

6.  Acceleration Clauses are being strategically used by home buyers and their agents.

Quick statistics:

  • 89 homes sold in August and 91 homes were listed.
  • Average price of single family home sold in North West Pasadena was $630,000 last month vs. $513,000 same period last year – a 22.8% increase.
  • Average price of single family home sold in South West Pasadena was $902,000 last month vs. $1,018,000 same period last year – an 11.4% decrease.
  • Average price of single family home sold in North East Pasadena was $569,000 last month vs. $469,000 same period last year – a 22.3% increase.
  • Average price of single family home sold in South East Pasadena was $885,000 last mont vs. $1,286,000 same period last year – a 31.2% decrease.

Homes in the lower price range are moving much quicker than higher priced homes.  We are definitely seeing a lot more first time home buyers which again speaks to the lower interest rates making it more possible for folks to afford a home and in many cases more financially advantageous than renting.
