Altadena Real Estate:  August is here, students are heading back to school, and for us Realtors, it’s time again to check out the real estate stats in our neighborhood.  The mortgage rates are still favoring buyers.  Rates for June 2011 were:  30 Yr Fixed Rate 4.55% pt/fee 0.8%, 15 Yr Fixed Rate 3.66% pt/fee 0.78%. The past six months (February – July): Montly from February through May, we saw over 140 homes for sale in Altadena.  February had the highest months of inventory at 7.5 months based on closed sales.  This is a change of minus 36% compared to July.  July had the highest average active listing price and April had the highest average sold listing price at $613,000.
