Altadena Real Estate Trends July 2011

Altadena Real Estate:  August is here, students are heading back to school, and for us Realtors, it’s time again to check out the real estate stats in our neighborhood.  The mortgage rates are still favoring buyers.  Rates for June 2011 were:  30 Yr Fixed Rate 4.55% pt/fee 0.8%, 15 Yr Fixed Rate 3.66% pt/fee 0.78%. Here are the statistics for Altadena in July:

Homes for sale:    115 homes for sale

New listings:    51 new listings

Homes Sold:    24 homes sold

Homes pending:    33 homes went into escrow

Month of Inventory Based on Closed Sales:    4.8 months

Average Active Listing Price:    $634,000

Average Sold Listing Price:    $583,000

Average Price per Square Feet:  $301.00

Sold to List Price Difference in %:  99.0 Percent

Days on Market:    78 Days

Median Home Price:    $472,000

Most expensive home sold in July:  2089 Pinecrest Drive @ $1,075,000

Least expensive home sold in July:  129 West Harriet Street @ $205,000

The past six months (February – July): Montly from February through May, we saw over 140 homes for sale in Altadena.  February had the highest months of inventory at 7.5 months based on closed sales.  This is a change of minus 36% compared to July.  July had the highest average active listing price and April had the highest average sold listing price at $613,000.
