Why are you selling your home?
We decided to purchase a bigger residence outside of Los Angeles.

How long have you lived here?
Nine years.

What improvements have you made since you purchased the home?

  • Replaced the kitchen counter-top and sink with marble units
  • Replaced the kitchen faucet with a more stylish model
  • Installed new energy-efficient heating and air-conditioning units

As HOA president we also:

  • Replaced the cloth privacy panel separating our building from the adjacent building with a beautiful white vinyl lattice version
  • Planted a garden in the front of the building
  • Repaired the sump pump
  • Painted exterior building

What originally attracted you to this home?
We were strongly attracted by several features of this home:

  1. The rooms in this unit were bigger than those in all the other condos we visited;
  2. The parking for this unit is side-by-side;
  3. The unit is very bright;
  4. We loved the two balconies which did not overlook other apartment buildings directly but rather overlooked the street;
  5. We loved the very spacious closets in each bedroom;
  6. We loved the style of the building;
  7. We loved the location – central to everything on the West side.

What did you like about the neighborhood?
The neighborhood is quite varied.  There are numerous single-family homes if you want to go for quiet evening walks to the west of Sawtelle; but if you want walking distance to shopping and eating, this place is super attractive:  The north of Sawtelle is a historic Japanese neighborhood with outstanding sushi restaurants, markets and nurseries.  You can also walk to Best Buy, Champaign Bakery, Starbucks, Ralphs, Rite Aid, among other convenient places.  A new metro station has just opened up on Exposition Blvd, right near the post office.  Also, people on average are very nice in this area.  We walked our dog every evening, and were conversant with numerous friendly neighbors.

Where do you shop?
See above.  ALSO, Westside Pavilion is also super close by, as is Third Street Promenade in Santa Monica.  Both very happening places.

What providers do you use or cable and Internet?
Time Warner Cable, recently re-named “Spectrum”

When is trash pickup day?
Every Tuesday.

Are there any special neighborhood-specific events?
No.

Which park do you go to?
I always went to Jocelyn Park in Santa Monica with my Corgi.   I also love Douglas Park in Santa Monica, on Wilshire.  It has a little stream with guppies and ducks.

Any special hiking or outside activities that are close to your home?
It’s fun to hike the Santa Monica mountains, which are super close.

Any recommended restaurants in the area, and what do you love about them?
Every conceivable restaurant under the sun is close by. We really love Crimson, which offers great Mediterranean fare, on Ocean Park Blvd.

Are pets allowed in the complex?
Yes.  And there are a lot of dog owners in the neighborhood, if you like dogs.  Many pleasant conversations when you go out walking.

What do the HOA fees include?
These fees cover communal expenses such as gardeners, water & power, intercom service, trash collection, washer and dryer rental, pest control as well as building improvements and repairs.
