Altadena Real Estate:  The month of May is now behind us, and we are heading to the summer months – statistically when home sale increase.  Let’s see what has been happening in Altadena market the month of April.  Here are the statistics from the Pasadena Foothill Association of Realtors.

94 Homes were listed in the month of April.

24 Homes closed escrow and 30 homes went into pending status (in escrow).

Pending sales went up 25% in April vs. March.

The highest priced home sold was 2098 Crescent Drive at $1,555,000.  Surprisingly, it took only 22 day of escrow period to close the transaction.

The average price per square foot in April was $327.00, up 10.3% from March 2011.

The median price of homes sold was higher in April at $530,000 (March $425,000).  Average days on the market was 80 days.

Number of Homes For Sale vs Sold vs Pended

There were more homes sold in March (27 homes closed) vs April (24 homes closed).  There was a 25% increase of pending homes (escrow opened) in April compare to March 2011.
